Yep, from $100K/acre 4 acres to $20K 10 acres netted me enough to build the barndo shell and SOME of the build-out.The way the city is moving my way, I suppose I will do what you have done .... sell out and move further out. Problem is where? Cherokee County is one of the fastest growing counties in Texas .... lots of dirt left but running $20K per acre. I suppose I should not complain, paid $2K per acre back in '95.

As much as I shudder at the amount of work it will take, I can do quite a lot more with quite a lot less, if I do more of the labor myself...
