The way the city is moving my way, I suppose I will do what you have done .... sell out and move further out. Problem is where? Cherokee County is one of the fastest growing counties in Texas .... lots of dirt left but running $20K per acre. I suppose I should not complain, paid $2K per acre back in '95.

Yep, from $100K/acre 4 acres to $20K 10 acres netted me enough to build the barndo shell and SOME of the build-out.

As much as I shudder at the amount of work it will take, I can do quite a lot more with quite a lot less, if I do more of the labor myself...

In a similar vein to someone’s comment on another thread… my shed would probably fit inside your planned bathroom…!

Last spring I built a garage , prefabbed the shell and I did insulation, drywall, trim and paint. Saved me a lot but at the expense of lost a lot of riding in Spring and early summer!

10 acres is not enough to not have concerns for where your bullets go . Congrats on the rest :cool:
Texas has a legal minimum of 10 acres, but OF COURSE I won't line up my shooting range with the neighbors' buildings in the background!

The property is sloped enough that I can set up a target patch at the low end, in the creek bed. The banks on the opposite side will suffice to capture the rounds.

I hope to host lots of weekends and activities for the kids & grandkids now that we will have actual bedrooms and a kitchen.

The ultralight takes up over 1/3 of the space...

The slab guys really got after it Tuesday morning, and the pour went very well with PERFECT weather starting at sunrise...

Good thing I raided the convenience store near my house as I headed out to the jobsite. I bought 20 giant breakfast tacos, 30 fried chicken strips, a case of Pepsi, case of Mountain Dew, case of water, several large bags of chips, and (12) 20-oz cups of hot coffee, carefully stacked in a styrofoam cooler with the last four in the cup holders moulded into the cooler top. All the fixings for all of the above also. Those guys were on-site for 10 hours and could never have gone back and forth to get food & drinks during a continuous pour and finish.

Steel starts going up next week!!

Test the range at night with tracer rounds it’s a eye opener to actually see where your bullets go after they hit the back stop. Sounds dumb but with out the tracer you don’t know where they go .

Well worth loosing a bit of ride time for a good shed, need a good workshop to keep our bikes dry and somewhere to work on them, nothing better than a good size play room.

Yeah, this time I might go with the black and white checkerboard shop floor, memorabilia all over the walls, mini-fridge, etc., like a proper fancy shop. It's always been a dream...

I wish I could buy at your price. My vendor will bill me 199 USD / m3 ex works!

A buddy likes to tell the story of his grand dad having a few nips on Sat. night and heading outside for a leak , saw a Moose next door , he ran in for deer rifle and dropped the huge animal with single bullet … too much rum ! Was the neighbour’s draft horse , happened during depression ( no money) he had to do neighbours hay and milk his cows for the season in repayment … you can never have enough space when dealing with big game rifles … on another vein in 1990 I bought 65acres on north shore NS was 400 yards from Northumberland Straight ( no frontage ) all in cost was $11,000 total …. even here you couldn’t find land for that price now …
